Gary Duda, Broker at Remax Action Real Estate in Richmond, VA saw astounding success with his monthly real estate newsletter The Advantage Magazine. He created Elite Real Estate Publications to provide other real estate agents with a similar, custom-branded newsletter using the same outstanding content he produced for himself.
The Goal
The most powerful marketing strategy any agent can implement is investing in their personal brand and establishing themselves as the neighborhood REALTOR®. They do this by effectively generating leads from a geo-farm. Geo-farming is an aggressively targeted marketing offensive on a specific neighborhood or community to with the goal of becoming the specialist in that area.
“We stress to all our agents the need to create channels of business, and geo-farming has proven to be an extremely effective channel of business. The goal of geo-farming is to become the big fish in a small pond, the star of the neighborhood.” Gary said, “So when homeowners are considering a real estate transaction, it’s obvious who to call.”
Using direct mail marketing is a proven method to establishing a geo-farm. However, setting up a direct mail campaign can be a laborious process. You need to produce the content, find someone to design the mail-pieces, have them printed, put together mailing lists and mail them out to your geo-farm.

How Conquest Graphics developed a turnkey, custom newsletter product for Elite Real Estate Publications
With a background in journalism and his 20 plus years of experience in the real estate business, Gary is uniquely equipped to produce informative and engaging content.
“I try to focus on informing readers about every aspect of homeownership, like home safety, home maintenance, family-oriented articles and just general things that every homeowner should know,” Gary said.
Together, Elite Real Estate Publications partnered with Conquest Graphics and developed The Real Estate Monthly. A full color, turnkey, two-page newsletter, at a price point even a beginner agent could afford. The Real Estate Monthly is a leaner version of Gary’s own newsletter and includes all of his outstanding content.
Conquest Graphics collected several years of content from Gary and put them into a database, plus each month Gary provides new content. This allows agents to choose between a curated newsletter or choose some from the archives that may be more relevant to their region.
Newsletters are customized for individual real estate agents by using variable data printing, also known as mass customization. All an agent needs to do is provide is a headshot and contact information, and any piece of the newsletter can be customized to the REALTOR®. Articles can be hand picked, header images can be swapped out and even the title of the the newsletter can be changed.
Once an agent chooses what neighborhoods they wish to target as their geo-farm, Elite Real Estate Publications and Conquest Graphics guarantee exclusivity to that area. Newsletters are mailed using the USPS’s Every Door Direct Mail (EDDM) program allowing Conquest Graphics to easily keep track of which REALTOR®s are exclusive to specific zip codes and/or mail carrier routes. EDDM helps cut down on mailing costs and ensures that every homeowner in an agent’s geo-farm receives their newsletter.
Results
“We started by doing a pilot with agents at my brokerage.
